What You Get
A full assessment of the heating and cooling equipment by a technician with more than 20 years of experience, plus recommendations on what you're actually looking at.
Condition
The state of what is there, on both the heating and the cooling side — the furnace or air handler, the condenser, the coil, the ductwork it all runs through, and how the equipment has been treated up to now.
Expected remaining life
How much of its service life a piece of equipment has already spent, and what that suggests about the years ahead. An estimate from someone who has replaced a great many of them, not a number off a chart.
Anything that needs attention
What is worn, what is missing, and what would be worth doing before it becomes the reason you are calling somebody. Told to you plainly, whether or not it changes your mind about the house.
What condition looks like
Age Is Not the Whole Answer
Outdoor equipment wears where you can see it. Chalked and faded panels, corrosion coming up from the base, a coil face packed with whatever has blown through it over the years — all of that says something about how long a unit has been standing there and how it has been looked after.
None of it, by itself, says the equipment is finished. Tidy-looking units are sometimes near the end of their service life and rough-looking ones sometimes have years left in them, which is the whole difference between reading the date off a nameplate and having somebody who has replaced a great many of them tell you what he is actually looking at.
The part nobody opens
The Ductwork Counts Too
Condition covers the ductwork the equipment runs through, and that is the half of a system a walkthrough never gets to. Duct sits inside floors and behind finished panels; an inspection that confirms the furnace lights has not been anywhere near it.
What it is made of, and what the years have done to it, matter as much as the age of the equipment on either end. These two frames are from our own work and neither is a judgement on any house — they are what the two ends of that range look like.

I asked a buddy who to call he gave me Jesse’s number he can out an hour later got us going for a day or so. Then came out Tuesday and replaced the A coil inspected everything and got us up and running and for a fair price. I highly recommended Arrow!
