The County Seat, and a Main Street to Match

Wellington was platted in 1871 and has been the seat of Sumner County since 1872, and it is the largest town in the county. It calls itself the Wheat Capital of the World, and its downtown is a listed historic district: brick commercial blocks with storefronts at street level, many of them with rooms above.

A county seat with a working downtown tilts the work further toward commercial equipment than a bedroom suburb would — rooftop units on shops and offices, boilers in the older civic and commercial buildings, walk-in coolers behind the restaurants. Around that is a town of houses, a good many of them older, on ordinary furnace and air conditioning work.

Up and down the block

What a Historic Main Street Runs On

A brick commercial block is several different jobs sharing one set of walls. Four things decide how one like it heats and cools.

  • The boiler in the basement

Buildings of that age were often heated by a boiler from the start — hot water or steam to radiators, or later to coils in an air handler. A boiler can run for decades when it is tuned every year, and combustion analysis is what shows whether it is still burning cleanly.

  • The units on the roof

Cooling usually arrived later, on packaged rooftop units set on curbs cut through a roof that was never built for them. The unit is maintained like any other, but the condensate drain and the curb around it deserve a look on every visit, because water from either shows up on the ceiling of the shop below before it shows anywhere else.

  • The display window

A wall of glass facing the afternoon sun puts more heat into the front of a store than anywhere else in it, and a long, narrow floor fed from one unit at the back tends to leave the front behind. Where the supply air actually lands matters here as much as how much of it there is.

  • The rooms upstairs

Apartments and offices over a storefront rarely share the downstairs system well, and there is seldom a spare route for ductwork through a building this old. A ductless system gives the upstairs heating and cooling of its own with nothing more than a line set through the wall.

Behind the Building

Packaged units against block walls and a cooling tower with its panels off for service: the equipment that sits behind a commercial block, out of sight until it stops.

Wellington questions

What Wellington Callers Ask Us

Do you take on commercial maintenance contracts down here?
Yes. Rooftop units on quarterly, semi-annual or annual schedules, boiler maintenance with tuning and combustion analysis, chiller annual service, make-up air, paint booths, and walk-in coolers and freezers. Which interval suits depends on the equipment and how hard it works, and that is worth a conversation rather than a default.
Our rooftop unit is fine. Why would we pay for maintenance on it?
Because the failures that shut a building down are mostly the ones that were visible earlier. A packaged unit does not announce a problem until something downstream stops, and the difference between finding it with a panel off and finding it on the hottest day of the year is the whole value of the schedule.
Our building has a boiler nobody has looked at in years. Should we be worried?
It is not a question to guess at, and it is the one an annual service answers. Tuning and combustion analysis show whether the burner is running cleanly, and the controls and safeties get checked on the same visit. If it has gone years without one, the first visit is the most useful one it will get — and before the heating season is the time for it.
Do you work on houses in Wellington, or only businesses?
Houses too: furnaces, air conditioning, mini-splits, thermostats and in-floor heat, on all makes and models. Wellington is a longer run than the metro towns, so scheduling is worth sorting on the phone, but the rates do not change with distance.
