A thermostat measures the air in one spot and runs a whole house from it. Most of what gets blamed on the control is really a question of where it sits, what it is wired to, and what the equipment behind it can actually do.

It is one of the most common calls we take, and it almost never arrives as a question about a thermostat. It arrives as a house. The upstairs is warm and the downstairs is cold. The setting says 72 and the living room does not feel like 72. The system runs all through a July afternoon and never quite gets there.
Somewhere in that conversation the thermostat gets named as the suspect. Sometimes it deserves to be. More often it is the only part of the system anybody can see, so it takes the blame for the rest of it — and replacing it, in that case, buys a nicer screen and the same house. Here is what a thermostat is actually doing, and how to tell which kind of problem you have before you spend anything.
A thermostat is a switch with a thermometer in it. It measures the air immediately around itself, compares that against what you asked for, and turns equipment on or off. That is close to the whole of it, and two consequences follow that explain most thermostat problems in Wichita homes.
A control reading the wrong spot will run the house wrong no matter how good it is. And a control asking for cooling the equipment cannot deliver is not the thing that needs replacing.
Most thermostats end up on a hallway wall, and that is usually the right instinct — a hallway is interior, shaded, and reasonably representative of the floor it sits on. Plenty of them are somewhere else for a reason that was true when the house was built and has not been true since. Rooms get added, walls come out, a door that used to stay open now stays shut.
None of the following is a diagnosis of your system. They are things you can walk over and look at this afternoon, and each one changes what the thermostat reads — which changes what the whole house gets.
Afternoon sun landing on that wall through part of the year. A supply register close enough to blow conditioned air across the face of it, so the thermostat feels the system working rather than the room. A lamp or a television beside it. An exterior wall behind it rather than an interior one. A closed-off room, a stairwell, or the one corner of the house that has never matched the rest.
Any of those means the control is answering a question about a small volume of air that is not representative of the house — and the equipment only ever answers what it reads.
A replacement almost always goes on the same plate as the old one, because that is where the wire comes out of the wall. If the location was the problem, you have bought a more accurate instrument for measuring the wrong spot. Moving a thermostat is real work — it means running new wire — but it is worth knowing that it is the honest answer before paying for the alternative.
A great many houses around Wichita, Derby, Andover and Maize are two-storey builds from the 1980s onwards with a single thermostat downstairs. Older Wichita neighborhoods have their own version: a bungalow with finished space upstairs that was never part of the original system, or a ranch with a basement that runs cold all summer while the main floor does not.
Warm air rises and a stairwell is an open shaft between floors. In July the upstairs collects heat all afternoon while the thermostat downstairs — reading the coolest, most shaded part of the house — decides everything is fine and shuts the system off. In January it works the other way.
On its own, not very much, and it is worth being straight about that. A control on the first floor is going to keep running the house from the first floor. What a modern one adds is information: some report humidity, some show how long the system actually ran and when, and a remote sensor in another room lets the control weigh a second spot rather than only its own.
That last one is genuinely useful and it is also not a cure. A sensor upstairs tells the equipment the upstairs is warm. Whether the equipment can then do anything about it belongs to the ductwork and the system, not to the wall plate.
A control problem and a distribution problem feel identical from the sofa. They cost very different amounts to fix, which is the whole reason to find out which one you have.
South Central Kansas does not hand over between seasons gently. There are stretches every spring and every fall where the afternoon wants cooling and the same night wants heat, and that is the fortnight when people who have not touched their thermostat since March start thinking about it hard. It is also where a lot of perfectly healthy systems get accused of something.

That list settles a fair number of calls before they become calls, which suits us fine — we would rather you rang and asked than guessed.
Usually, but not always, and what decides it is behind the plate rather than on the box. A single-stage furnace and air conditioner need a small number of connections; a two-stage system, a heat pump, or anything with a humidifier or ventilator tied in needs more. Most smart controls also want constant power, which is a dedicated wire plenty of older Wichita-area installations were never given, because nothing on the wall in 1994 needed it.
The outcome we get called out to fix is specific and frustrating: a handsome new control, an app that works, and half the features doing nothing at all, because the wiring behind the plate never reached that far. The device was never the problem. The install was.
Scheduling you will actually use, and the ability to change it from your phone when the plan changes. Visibility of what the system did, when, and for how long. Reminders that arrive before a filter becomes a problem. Setting the house back while nobody is in it — the one that shows up on a summer utility bill in a month when the equipment runs most of the day.
The capacity of the equipment. The condition of the equipment. Where the ductwork goes and how big it is. Whether the attic is insulated. Whether the upstairs has a return. A control is an instruction, and none of those things take instructions.
Plenty of houses should have a smart thermostat and are glad of it. The point of separating the two lists is that you buy it for what is on the first, and keep looking if what bothers you is on the second.
A set of complaints gets brought to us as thermostat problems and is almost never solved there. A house that will not reach its setting on the hottest afternoons of a Kansas July. A system that runs in short bursts and shuts off. Rooms that have never been comfortable in the whole time you have owned the house. Bills that have climbed with nothing else about the house changing.
We are not going to tell you what any of those means from here, because that would be a diagnosis of equipment nobody has looked at — and that sentence is exactly what sells people thermostats they did not need. What we will say is what gets established on the visit, measured rather than guessed.
What a technician checks, rather than assumes:
The control is checked first because it is quick to rule in or out, not because it is the likeliest answer.
